East Road Project is a redevelopment of the corner plot on 49-51 East Road, London.

 

The works comprise the CAT A refurbishment of the existing 34,198ft2 commercial offices, over five storeys, comprising basement, ground and three upper floors, and the erection of 3 additional storeys, with a combined net NIA 49,558 ft2.

 

The project is a hall mark design for the client, aiming to set a low carbon and sustainability benchmark for their ongoing portfolio.

 

The project energy requirements were for Net Zero Carbon In Operation (NZCIO)  derived through a BREEAM Outstanding criteria with an EPC energy rating of A with ambitious ESG requirements.

 

The refurbishment of a Victorian building plus new build lightweight steel 3 storey roof extension within Central London required high attention to detail. To achieve this the thermal modelling design software has to be specifically modelled to achieve these very challenging energy criteria.

The clients project brief required openable windows to be retained throughout each office floor to achieve a mixed mode ventilation arrangement which provides significant challenges to achieving the requisite energy reductions and also achieving an acceptable temperature, humidity, noise and air pollution level. 

 

This was extremely challenging to achieve, planning permission was granted in late 2022.
